Adjustable Dumbbells
Adjustable dumbbells are #1 on this list because of their versatility. With a good set, you can pretty much do every exercise in some capacity. If you are a beginner, there are options that range from 5 to 52.5 pounds. And for more advanced lifters, there are some sets that go past 90 pounds. Go get yourself a pair.
Resistance Bands
Resistance bands are great because they are easy to travel with and can give a wide range of resistance depending on the band size. If you only had the option to get one band, I would get a medium-size band, but if you could get multiple, a skinny, medium, and thick band are all you need. Resisted pushups, seated band row, and band tears are a few things you can do with them.

Foam Roller
The foam roller rounds out my top 3. Many people use a foam roller for rolling out their muscles (although that is not my reason for it being in the top 3). It can be used for mobility and breathing drills to prepare you for training. Other exercises it can be used for are leg curls, ab rollouts, and hip bridges. Lastly, they are cheap with most ranging from $10 - $20.
Honorable Mention
You may be surprised a barbell is not in my top 3. I love using a barbell, and personally, I have one in my home gym. However, it is limited to the weights you have with it. Barbells are pricey, and when you add the price of weight, you could be spending at least $500. In addition, you will have to find storage which can be a challenge if you live in a small apartment. If these aren’t restrictions, then I would highly recommend it.
